$50,000 as is. Needs about $20,000 worth of work (furnace, windows, minor plumbing repair, new kitchen ceiling [or just rip down the dropped ceiling and paint--that's what I'd do]). Two bedrooms, one bathroom, living room, dining area, kitchen, and junk room. Good yard. About two minutes' walk to beach. Bank, PO, library, and grocery store also within walking distance. In Lubec, of course.

Anytime you want as long as you don't expect the water to be warmer than, say, 52 degrees Fahrenheit at most.
